MANAGEMENT:

NO UPFRONT SET UP COST AND NO YEARLY RENEWAL FEE

Single-family home or Condominium home management fee is 7% of the gross rents collected for the initial term of your management agreement. (Example if the property rents for $1,500 per month the monthly management fee would be $105.00). No upfront setup fee, and the initial term can be for one year or more, which can be canceled by either party after the first 6 months, with a 30 day written notice.

COLLECTION OF MONTHLY RENTS

We maintain good tenant relations, rent is due on the first of the month, late after the fifth. Should the rent not be paid on time, we promptly serve Pay-Rent-Or-Quit notice to enforce timely payment of rent. Only Bonded Personnel handle your monies and financial data, and in addition to DIRECT DEPOSIT, we can pay from your monthly rental income, mortgages, maintenance, along with other bills and disburse remainder of funds to property owner(s). Statements are sent to you monthly and at year-end that comply with tax reporting services.

 

MAINTENANCE SUPERVISION & RESPONSE

24 hour emergency number, we can arrange painting, cleaning, plumbing, electrical, appliance, roofing repairs, landscape maintenance and services. It is our experience that timely maintenance keeps tenants.

View recent activity, print statements, tenants can pay on line, input maintenance requests and you can view inspections, photos and reports.

FINDING A NEW TENANT FOR YOUR PROPERTY

Filling your vacancies, renting & leasing service fees when vacant and renting to a new tenant:

Leasing: for a term of seven months or more, 5% percent of the total amount of lease.
(EXAMPLE: Monthly Lease = $1500 x 12 months = $18,000 (annual amount) x 5% = $900.00)

FEE IF NOT UNDER  OUR MANAGEMENT IS 7% percent of the total amount of lease.

  • A combination of the above, normally finds good tenants within weeks (When the property is rent ready.)

THOROUGH QUALITY TENANT SCREENING

  • Written application for each adult.
  • Data verification: Identification
  • Sexual offender background check.
  • Social Security fraud.
  • Credit report.
  • Court records for judgements, collections, evictions.
  • Income, year to date, employer verification.
  • Previous landlord verification.

After we gain the accumulated data, we make our comments and provide it to our client for review and to approve prior to accepting, renting or leasing to the screened applicant(s).

 

We maintain compliance with HUD Fair housing and set standard for income to rent ratio. Our agreements include crime & drug-free clause, smoke/fire alarm maintenance agreement, statement of move-in condition, federal & state required disclosures.

 

Our lease verbange and decades of honed rental agreements, holds built in devices to encourages early and on time payment of rents.

 

EXTENSION OF RENTAL OR LEASE:

Tenant staying after lease expires convert it to a month-to-month basis, NO ADDITIONAL RENT & LEASE FEE. If you would like a new 1 year addendum which includes interior walk through and inspection, there will be a flat fee of $200.00.

 


 

 

EVICTIONS [WHEN NECESSARY]

“The nasty business”

We do our best to avoid Evictions, and have a very low eviction rate when selecting tenants for our owners. But sometimes it becomes necessary. Be it an inherited tenant or other difficult to control variable. A day in court may be necessary to GET EM OUT: Most evictions take 21-45 days with our retained Attorney as of last update court and legal fees total $785.00 with full court preparation and appearance in court.

 

Naturally, if a tenant’s residency ends, vacates and all is well, there is no charge.

IF A TENANT WE RANK AS “SHIDLER APPROVED” DEFAULTS:

Re-renting: If tenant is a Shidler approved tenant and the termination of tenancy is within first six months, FOR ANY REASON except in Owner's failure of duties: NO ADDITIONAL OR RE-RENT OR RE-LEASE FEE IS CHARGED TO YOU FOR THE NEXT TENANT.
